Below are some common FAQ's which home owners ask about asbestos surveys.
Asbestos is a naturally occurring mineral that was once widely used in construction materials due to its heat resistance, durability, and insulating properties. However, when asbestos-containing materials are disturbed, tiny, harmful fibres can be released into the air and inhaled. Long-term exposure to these fibres can lead to serious health issues, including asbestosis, lung cancer, and mesothelioma, a rare and aggressive form of cancer.
If your home was built before the year 2000, there's a chance it could contain asbestos in certain materials such as insulation, roofing, floor tiles, or pipe lagging. If you're unsure, the safest way to confirm its presence is by hiring a licensed asbestos surveyor. They will take samples from your property and send them to a lab for testing to determine whether asbestos is present.
If you discover asbestos in your home, it's important not to disturb it. Asbestos-containing materials are generally safe as long as they remain intact and undisturbed. If the materials are damaged or being renovated, you should contact a professional asbestos removal company. They will safely assess, manage, and remove the asbestos, ensuring the proper disposal of the material according to UK regulations.
Asbestos-containing materials that are in good condition and are not disturbed generally do not pose a health risk. However, if the materials are damaged, deteriorating, or being disturbed (e.g., during renovations or repairs), asbestos fibres can be released into the air. If you suspect that any asbestos-containing materials may be compromised, it's best to contact an accredited asbestos surveyor for advice and a thorough inspection.
In the UK, there is no legal requirement for homeowners to have an asbestos survey before selling their property, but it’s advisable to conduct one if your house was built before 2000. An asbestos survey can provide potential buyers with important information regarding the presence of asbestos, which could impact the sale. If asbestos is found, you can also take necessary precautions for its safe removal and disposal before selling.
